White Oak Commercial is pleased to announce the closing of the approximately 75-acre site planned for Clarius Park, a new Class A industrial development in Smithfield, North Carolina.
The $4.405 million transaction closed August 25, 2026, and was brokered by William White of White Oak Commercial , along with Moss Withers and Russell Stewart of Lee & Associates, Raleigh.
Clarius Park is planned as a four-lot Class A industrial park along the US 70 Business corridor between Clayton and Smithfield. The development is expected to bring approximately 150 to 200 jobs to the Smithfield and Johnston County area as the project is built out.
The transaction represents continued momentum for industrial development in Johnston County and along the US 70 Business corridor. With its proximity to the Triangle and major regional transportation routes, the area is positioned for continued commercial and industrial growth.
